 1.  Is there a certain time period within which a lot owner must begin building a home?   

           No

2.  Do you have to use a certain builder?       

           No

3.  Who maintains the roads?

          Roads are maintained by the county.

4.  Is the infrastructure complete?

          Yes, and its completely paid for by the developer.

5.  Who owns the central domestic water system?

           The central water system is owned by the HOA and operated by Three Lakes            Water and Sanitation District.

6.  Who owns and controls  the open space?

           The HOA owns and maintains the open space.

7.  Are the hiking trail easements part of the open space?

           Yes.

8.  What is the fire insurance rating?

           It is anticipated to be 6, a very favorable rating.

9.  Who can have a boat dock?

           There are eight boat slips, one for each lakefront lot assessed from the boat dock            trust (estimates at $375.00 annually).

10. What are the HOA fees?

           $525 annually for each lot.  Lakefront lot owners will pay an additional amount to            maintain the boatdocks.

11. Is the pine bark beetle problem being addressed?

           Yes, the developer has removed infected and dead trees and sprayed the timber.            The HOA will coordinate future protective measures.

12. How many lots are sold?

           45.

13. How many homes are under construction?

           7, one more has been completed.

14. How does the fire protection system work?

           The system, separate from the domestic water system uses water from the pump            canal.  The Shores of Shadow Mountain is within Grand Lake Fire Protection            District.

15. Who maintains the entryway?

           The HOA.

16. Is there a minimum size for homes in the development?

           Yes, the miminum finished living areas are: 1500 square feet for a one story            residence, 2250 square feet for a two story, split level or a one and a half story,            1500 square feet on the main floor for a raised ranch.

17. Is there a review process for house plan approval?

           Yes, generally requires a maximum of 2 weeks to receive approval by the            Architectural Review Committee.

18. Who is on the architectural control committee?

           Ben Blair, developer of the Shores of Shadow Mountain.                                   Allan Carter, architect.                                                                                                     Woody Stone, contractor.

19. Is there school bus service?

           Yes, at Co.Rd. 443 just south of the entrance to the Shores.

20. Is there financing available for my lot purchase?

           Yes, with 20% down a variety of terms are available.

21. What is the most probable value range for homes in the development?

           $500,000 to $2,000,000.
